A charming character cottage with far-reaching views and delightful gardens, located in a peaceful semi-rural position. Versatile accommodation including 2/3 bedrooms, 2/3 reception rooms and garden room. EPC Band F.

Shepherds Cottage is a charming attached cottage which enjoys a peaceful, tucked-away position in the semi-rural hamlet of Ryall with stunning, far-reaching views to Symondsbury and the Marshwood Vale. The oldest part of the cottage is believed to date back some 200 years, with later extensions added since, and still exhibits fascinating character features including exposed beams, an impressive fireplace with associated bread oven and parquet flooring in the sitting room. Improvements have been carried out under the current ownership, which has lasted more than 20 years, including replacement uPVC double glazing, yet there remains scope for a new owner to carry out further sympathetic updating and tailor the property to their individual needs.

Internally the accommodation is well proportioned with a great degree of flexibility to suit a variety of lifestyles. On the ground floor there is an L shaped kitchen with fitted units, integrated electric oven and hob, from which the split-level shower room can be accessed, There are also three reception rooms, one of which could be used as a third bedroom if required, as well as a conservatory/garden room, between them providing comfortable and attractive spaces for any occasion. From the dining room the staircase rises to the first floor landing where there are two bedrooms (the principal is of a very good size) and a bathroom.

The gardens at Shepherds Cottage are a particular feature. Stretching to both sides of the property, the gardens are primarily laid to established lawn with well stocked flower and shrub borders. With an east-facing aspect and glorious views, spending time outside is a joy, particularly in the garden to the north of the cottage which is arranged into shallow tiers with a paved sun terrace.

Parking is provided on a garden driveway, and there is also a single garage.

The property is situated on a quiet lane in Ryall which rates highly amongst the many desirable hamlets in the West Dorset Area of Outstanding Natural Beauty on account of its peaceful semi-rural setting and fantastic vista across the Marshwood Vale. The nearby villages of Morcombelake and Whitchurch Canonicorum offer between them a range of amenities including a well-stocked farm shop and tea rooms in Morcombelake and a pre-school and The Five Bells pub in Whitchurch. Charmouth, Lyme Regis and Bridport are all within easy reach with a broad range of shopping, leisure, cultural and healthcare facilities to suit many requirements, including a twice-weekly street market and leisure centre with swimming pool in Bridport.
