  • Bedrooms: 2
A charming Grade II-listed period cottage situated in the highly sought after village of Freshford, ideally situated just five miles from the Georgian city of Bath and close to the picturesque market town of Bradford On Avon. As well as being in an area of outstanding natural beauty with an abundance of woodland, river and canal walks, the village benefits from an award-winning shop / café, well-frequented riverside pub, doctor's surgery, church, pre-school nursery and popular primary school. Freshford boasts its own railway station just ten minutes' walk from the property, offering a regular train service to Bristol, Bath and Westbury with mainline access to London.

The cottage has character features aplenty including mullion windows in several rooms and window seats in the living room, kitchen and main bedroom. Set in an idyllic edge of village location on a quiet lane, Walnut Cottage provides a versatile layout. In addition to a large living room/diner and two double bedrooms, upstairs there is a flexible study/dressing room/occasional bedroom with built-in wardrobes. Downstairs you will find a sunny garden room/reception two which could also be used as a snug or an occasional bedroom, but currently is an office. This leads onto a pretty patio offering a high degree of privacy, a real suntrap. Steps lead up to the beautiful South West-facing garden which is a particular feature of this property with far-reaching views over the Iford Valley. Power and insulation have been added to an attractive summerhouse, a perfect retreat. And beyond the vegetable patch at the top of the garden is a another large shed providing invaluable storage space. **NO ONWARD CHAIN**

From Bath, follow the A36 Warminster Road south for about 5 miles, passing the first sign to Freshford. After half a mile, turn left at the sign to Homewood Park Hotel, into Abbey Lane, signed to Sharpstone/Freshford. Follow Abbey Lane to the junction with Rosemary Lane on your right and park at the top of the hill. Walk down Rosemary Lane and the property is the fourth cottage on the right.

Alternatively, from Bradford On Avon, exit Bradford on Avon via the Frome Road B3109. Take the first turning right sign posted to Westwood. Proceed through the village and down the hill into Freshford and past the pub on the left hand side. Follow the road round to the left and proceed up The Hill. Follow the road round to the left along the High Street and turn left into The Tyning. Continue for about a quarter of a mile and park on the left just before the T junction with Rosemary Lane. At the end of The Tyning, turn right and the property will be found almost immediately on your left.

There is availability to park unrestricted all day long within a short stroll on The Tyning or just above the cottage at the top of Rosemary Lane.

There is a right of access into a small area of the garden alongside the neighbouring cottage for maintenance purposes if required.

The garden room had listed buildings consent in 2004 relating to works to carried out. The works required to the roof as part of this consent have not been completed.
