An incredible, exclusive and beautifully presented 4 bedroom detached home with double garage, off-road parking, south-facing and private garden, flexible living accommodation and situated in the highly desirable village of Kilmersdon. EPC rating B.

We are delighted to offer this incredible, modern and exceptionally presented four bedroom detached family home in one of the area's most popular villages, close to Bath and within walking distance of Babington House. In brief the property comprises an entrance hall, cloakroom, utility, study, sitting room and kitchen/dining/family room to the ground floor and four double bedrooms (two ensuite) and a family bathroom to the first floor. This home has been superbly designed, encompassing everything one could want for modern day living. The exterior of the natural stone property is highly attractive and this is matched by the quality of the interior. A large hallway welcomes you and leads to all the ground floor rooms apart from the utility. The spacious, dual aspect sitting room offers views to the garden through the French doors and is a wonderful spot to unwind throughout the seasons. The open-plan kitchen/diner is a fabulous space for entertaining friends and family being fitted with all mod-cons and French doors to the patio. It is complemented by a useful utility room with door to the outside. For those needing to work from home, the designated study area will be of particular note or it could also be used as a snug. To the first floor there are four, well-proportioned double bedrooms, with two having ensuite facilities, including the master bedroom which also has the benefit of fitted wardrobes. The other two bedrooms are serviced by the family bathroom. In our experience, there are very few properties of this calibre and quality available in such a desirable location. Although relatively new, the development is incredibly exclusive and has been designed to sit sympathetically within the heart of Kilmersdon. It also benefits from having 3 years left on the NHBC guarantee. We would strongly encourage families and those who want modern-day living and an enviable lifestyle to view.

Kilmersdon is a pretty village to the south of Bath which benefits from a good country pub, a busy Village Hall and planning permission for a Community Store and Café. The market town of Frome is close by offering a fantastic selection of shops, cafes, pubs and restaurants. In addition it boasts The Frome Independent, the renowned monthly artisan market. Also nearby are the Georgian city of Bath and the small city of Wells, which both offer an excellent selection of amenities and cultural attractions. Wells also has an excellent twice weekly market. For those that love to pamper themselves, enjoy the gym or love fine dining, the highly renowned Babington House Hotel and Private Members Club is only a short drive away through the local countryside providing a countryside retreat for eating, drinking and relaxing. Alternatively it can be reached on foot from Kilmersdon via a public footpath through fields and pretty woodland. On the edge of the village, Route 24 of the National Cycle Network will appeal to both cyclists and walkers. Bath, Frome, Westbury, Warminster and Castle Cary stations provide rail services to London Waterloo and London Paddington, whilst the A303 (M3) provides good road access to London and the wider motorway network, in addition to the A36, M4 and M5 all being within easy reach. Bristol Airport provides a wide range of national and international flights. There is a good Primary School in the village, and an excellent selection of both state and private schools in the area including Wells Cathedral, Sexey's, The Steiner Academy, All Hallows, Millfield, Downside and Bruton in addition to those in Bath.

The property has the advantage of a double garage as well as off-road parking and side access to the rear garden. The pretty and secluded garden faces due south and has a patio area with a Mediterranean feel, level lawn bordered by mature shrubs planted for year round interest, and colourful flora. It is the perfect spot for sun-worshippers, alfresco dining and those who like to entertain friends and family. It is rare for a property of this ilk to have such a generous and private garden and we strongly recommend viewing to fully appreciate.

VENDORS NOTE:

When walking along the top of the fields facing the bedroom windows, it can be seen that Kilmersdon is nestled within beautiful rolling countryside. Our walks directly from the house have been many and varied and have taken us across fields of crops, past fields of cows, sheep or horses, under an old railway arch and the delightful Babington Woods to name just a few. Delightful villages a short drive away provide historic interest with even more varied walks and gastro-pubs, in particular we like the walk along the River Frome at nearby Mells. We enjoy the easy access to the city of Bath with its Roman and Georgian history, the Theatre Royal Bath, the Arts and Literary Festivals and many other attractions. In other directions we enjoy the character of both Wells and Frome that provide a great variety of shops and supermarkets. We also enjoy visiting nearby National Trust properties including Dyrham Park, Stourhead and Montacute.

We find that the house has all the convenience and warmth of a modern, well-insulated property but with the character of being built in natural stone. It is an easily maintained comfortable home, spacious, and filled with light. Underfloor heating to the ground floor and radiators to the first floor keep the house warm in winter but it also stays pleasantly cool in summer. There is a solar panel on the roof which contributes to energy saving for hot water. We greatly enjoy our peaceful garden and love to sit outside whenever possible. Our family can be easily accommodated when they come to stay and the grandchildren have particularly enjoyed the village playing field and playground, and the small lane with a bridge across the stream where they can play pooh sticks.
