A handsome period hotel with owner's accommodation located in the quaint fishing village of Beer. EPC Band D.

SITUATION

Beer nestles on the World Heritage Jurassic Coastline and is a typical example of an unspoilt Devon fishing village. It is famous for its quarried stone that has been used in many historic buildings such as Exeter Cathedral and St Pauls Cathedral. Beer has a variety of shopping and recreational amenities which include restaurants, public houses, post office, galleries and sailing club.

Some 8 miles to the west is the Regency town of Sidmouth with an extensive variety of shops including an out of town Waitrose. Exeter is approximately 22 miles to the west and has excellent shopping, sport and leisure facilities, main line rail link to London (Paddington) and international airport. Colyton Grammar School, one of the country's top mixed state schools is also within easy reach, being about 4.5 miles away.

DESCRIPTION

Durham House is a handsome period residence which sits in a prominent position on Beer's main street, Fore Street. Conveniently placed for all that the village has to offer, it is also within a short walk of the beach and the Jubilee Gardens from which there are wonderful views over this dramatic stretch of coastline.

The property was built in 1897 and has a particularly handsome front façade of Beer stone, mullion windows and attractive moulded arched front door. It has been the subject of several additions over the years, all of which have greatly increased the floor area turning Durham House into the spacious and very versatile property we find today.

The property has been run as a successful Bed and Breakfast by the current owners for the past 6 years and has gained an excellent reputation and a strong level of repeat business. It has very adaptable accommodation arranged over three floors and is currently set up as eight letting rooms, seven of which have en-suites and one with a private bathroom. There are then two further owner bedrooms to the ground floor and living accommodation which can be arranged to suit.

The property itself retains a wealth of character features, typical of the late Victorian era and has a splendid lobby and entrance hallway with arched doorways, stained glass and Minton floor. Also worthy of note are the two reception rooms which are elegantly proportioned and have ornate cornicing and fireplaces, the dining room has a large bay window overlooking Fore Street.

The accommodation has been the subject of a comprehensive programme of improvement and is found in beautiful order with great care and attention having been given to the fittings and overall finish.

OUTSIDE

Durham House benefits from a garden to the rear of the property. Steps rise to a small area of lawn which then rises to a good sized paved courtyard with views over the rooftops to the sea.
