The land lies to the north and south of Bentwitchen, a small hamlet on within the south-western boundary of the Exmoor National Park. The village of Brayford is 2.8 miles to the west and North Molton is 4 miles south of the land.

The market town of South Molton is 7 miles to the south and provides a weekly livestock market. Access to the A361 (North Devon Link Road) is within 6 miles of the land.


LOT 1 totals 91.04 acres (36.84 hectares) and is south and east facing, including some level and gently sloping pasture fields, cover crops and a steeper section of pasture which runs down to a stream on the eastern boundary. Approximately just over 50 acres of this lot are level or gently sloping with the remainder sloping and suitable for grazing with some sporting appeal having been part of a nearby shoot during recent years. LOT 1 lies to the north of Bentwitchen and has stunning views towards the open moor. The soils are described as 'freely draining slightly acidic loamy soils' by the National Soils Resource Institute and at its highest, the land lies at approximately 300 metres above sea level.


LOT 2 totals 21.88 acres (8.85 hectares) and lies to the south of Bentwitchen within two enclosures of pasture. The land is mostly grass and has access to a stream which flows along the eastern boundary, and the field boundaries are mostly traditional hedge-banks.


Natural water is available from a stream and leat.


Access to LOT 1 is via the byway which runs along the western boundary from Bentwitchen.

The land is owned freehold and is currently let on an annual grazing licence. The game cover plots within LOT 1 are let on a rolling three year agreement with one year's notice required by the 1st February to terminate this agreement.

Stay on this road for approximately 1.4 miles and at Northland Cross turn right signed towards Simonsbath. Continue on this road for about 3 miles and at Yardewells Cross turn right signed to Bentwitchen.

After just under 1 mile and upon entering the hamlet of Bentwitchen the entrance lane to LOT 1 will be found on the left.
