The Round House is set in a pleasant, rural location about 1.5 miles from the sought after village of Kings Nympton. Fine views are enjoyed towards the village which has a popular public house, The Grove Inn, together with churches, village hall and primary school. The local market town of South Molton is about 4.5 miles and offers a good range of facilities and amenities together with schooling to secondary level and good access on to the A361 (North Devon Link Road) towards the regional centre of Barnstaple to the west and Tiverton to the east. The small town of Chulmleigh is only 5 miles and has a range of shops and schooling to secondary level.

Kings Nympton Station on the Tarka Line is about 4 miles from the property and links to Barnstaple and the Cathedral and University city of Exeter, which is only 28 miles to the south.

Both the Exmoor National Park and the famous North Devon coastline are within easy reach by car.

The Round House was originally a threshing barn built in Tudor times as part of the East Hele Estate. The barn was sympathetically converted about 20 years ago by the current owners who have taken great care to retain the charm and character of the original building.

Within the main accommodation, the impressive KITCHEN/BREAKFAST ROOM is in the original round house and is a very light and interesting room that forms the focal point of the property, particularly with the gas-fire wood burner and the under-floor heating. There is a large DINING ROOM with an impressive brick fireplace and a SITTING ROOM at the eastern end with an outlook across the garden. A rear HALL and CLOAKROOM complete the ground floor accommodation.

On the FIRST FLOOR there are THREE BEDROOMS and TWO BATHROOMS, one of which can be used as an EN-SUITE by two of the bedrooms. The second bedroom also has an area that could be used as a study.

Throughout the property, traditional and period features have been retained or cleverly incorporated such a Dartmoor granite, oak beams and stone slabs giving a traditional and charming feel.

The adjoining, large WORKSHOP is a very interesting addition in that it could be incorporated into the main dwelling or utiised as an independent annexe for family or income generating purposes, subject to obtaining the appropriate consents.

The gardens surround the property and are mainly laid to lawn. The property extends to about HALF AN ACRE with an adjoining paddock of just over 2 acres available by separate negotiation.

Mains water and electricity. Private drainage. Oil fired radiator and under-floor heating.
